I am seeking large investment capital to invest in 3, 5, and 10 years residential real estate transactions in New York Metropolitan area. Homeowners, because of the state of the economy have difficulties to support their home mortgage costs and are at risk of foreclosure and declaring bankruptcy.
The capital invested will finance holding the deeds to the real properties for 3, 5, 7 or 10 years. Each home is leased back to the former owner, monitored by Sika Foyer Company with full disclosure to each investor. The company's goal is to buy, lease-back and sell when the economy and the residential market permit. The expected rate of return on investment range from 5% to 10% at the end of the life cycle of the investment. The capital is utilized to hold the deed to the real property, support mortgage payment, real estate taxes and insurance costs through the holding period.
Each transaction will benefit from the myriad government programs, including the banks wanting to reduce their real loss on their bad books.
